Gas System Inspections in Western Washington
Catch small problems before they become expensive — or dangerous. PSG Works performs thorough gas piping inspections for homeowners, home buyers, and property managers across King, Snohomish, and Skagit Counties.
When Should You Schedule a Gas Inspection?
Gas systems are out of sight — and often out of mind. Here are the situations that call for a professional safety check.
Buying or Selling a Home
A gas inspection before closing protects buyers from inheriting aging or improperly installed piping. Sellers avoid last-minute surprises that can derail a deal.
Annual Safety Check
Washington State recommends annual inspections for homes with active gas service. Regular checks catch micro-leaks, corrosion, and connection wear before they escalate.
After Remodeling or Renovation
Contractors can accidentally nick or disturb gas lines during kitchen, bathroom, or basement remodels. Post-renovation inspection ensures nothing was compromised.
After an Earthquake or Flood
Seismic events and major flooding can shift foundations and stress gas connections. We inspect the full system for movement damage, joint separation, and pressure loss.
New Appliance Installation
Whenever a new gas appliance is connected — range, water heater, generator — the entire supply line should be tested to confirm adequate pressure and no new leaks.
Smell of Gas (Non-Emergency)
If you occasionally detect a faint gas odor but nothing acute, a diagnostic inspection can identify slow seeps at fittings, valves, or underground sections.
What Our Inspection Covers
Every PSG Works gas inspection follows a systematic checklist — from the meter to each appliance connection. We use electronic leak detectors and pressure gauges, not guesswork.
Regulator condition, meter connection integrity, and exterior piping for corrosion or physical damage.
Full trace of all visible interior and exterior gas piping for leaks, improper materials, and code compliance.
We pressure-test the system to Washington State code to confirm no pressure loss is occurring in hidden sections.
Appliance shutoffs, main valve, and seismic shutoff (if present) tested for proper operation and accessibility.
Old corrugated stainless steel or uncoated connectors checked for cracking, kinking, and improper routing.
Every gas-burning appliance checked with a calibrated electronic sniffer: range, dryer, water heater, furnace, fireplaces, outdoor appliances.
You receive a written summary of findings, any deficiencies noted, and recommended corrective actions — useful for real estate transactions.
How Long Does It Take?
A standard single-family home inspection takes 1–2 hours depending on the number of appliances and the complexity of the piping layout.
Larger properties, multi-unit buildings, and homes with outdoor gas runs may require additional time. We’ll give you an honest estimate before we start.
What We Check For
- → Active or slow gas leaks at any fitting or joint
- → Pressure drops indicating hidden leaks
- → Corroded, kinked, or improperly supported pipe
- → Prohibited materials (old black iron in some areas)
- → Code violations from unpermitted prior work
- → Undersized lines that starve appliances of gas
- → Missing or inoperable shutoff valves

Frequently Asked Questions
Do I need a permit for a gas safety inspection?
No permit is required for a diagnostic inspection — we’re evaluating your existing system, not modifying it. However, if we find deficiencies that require repairs, those repairs will be permitted through your local jurisdiction.
Can you inspect a home I’m in the process of buying?
Yes. Pre-purchase gas inspections are one of our most common requests. We work around escrow timelines and provide a written report you can share with your real estate agent or include in negotiations. Call to schedule as early in the buying process as possible.
What happens if you find a problem during the inspection?
We document every finding and walk you through it in plain language. Minor issues — like a loose fitting — can often be corrected on the spot during the same visit. For larger repairs, we’ll provide a written estimate before any work begins. You’re never locked in to anything.
How often should I have my gas system inspected?
We recommend annual inspections for any home with active gas service. If your home is older (pre-1980 construction), has a history of settling or ground movement, or has never had a formal inspection, start sooner rather than later.
Do you service propane systems as well as natural gas?
Yes. PSG Works inspects and services both natural gas and propane piping systems. Propane operates at higher pressure, so we adjust our testing procedures accordingly. We serve rural properties throughout Snohomish and Skagit Counties that rely on LP tanks.
